Self-Employed:

1. Last two years of filed personal tax returns

2. Last two years of filed business tax returns (if you file a separate return for your   business)

****Note for self-employed persons the lender is looking at net income. If you earned $100K and wrote off $80K of expenses, the lender sees only $20K income per year. Be sure to consult a loan officer before you file your tax return.****
